Why People Buy Subsale Property?

There are many newly launched projects in Malaysia especially in the Klang Valley. Plenty of new developments in the heart of Kuala Lumpur, Petaling Jaya, Puchong to name a few. But why some people still opt for subsale property instead of brand new one?

Let’s look at the common reasons why people may choose subsale property.

People buy resale properties for various reasons:

  1. Cost Savings: Some subsale properties are priced lower than new properties, making them more affordable for buyers who might be on a budget or looking for a good deal. However, do note that sometimes, the price difference between the new property and subsale are too small, less than 20% and therefore, choosing the new ones are probably smart choice.
  2. Location: Subsale properties may be in established, matured neighborhoods, and with ready amenities, and infrastructure already in place such as LRT, universities, etc. This can be attractive to buyers who prioritize location over the age of the property.
  3. Avoiding Wait Times: Buying a subsale property means you can move in sooner compared to waiting for a new property to be constructed, which can usually years.
  4. Availability: In some areas where new project or construction is limited, subsale properties may be the only option available for buyers looking to purchase a home. For example, if you’re looking for a terrace house in SS2, Petaling Jaya. Your only choice is to buy an existing house as there are no new project for terrace house in SS2 area.
  5. Negotiation Flexibility: Buyers may have more room for negotiation when purchasing a subsale property compared to buying from a developer, who often has fixed pricing and package.
